Short sales are at this time a reality of this market in which we are working.  We've been involved in numerous short sales as listing agents and have successfully closed over 80% of the short sales in which we've been involved.  The usual closing rate for most agents is about 15% to 20%.  We think that we stand out from the crowd because of our work ethic and the fact that Anna is an attorney and very persistent with the banks.  We price our properties right from the beginning and are realistic with buyers about their expectations in a short sale. 

Short sales occur when borrowers are unable to pay their mortgages or are in financial difficulty and owe more on their homes than their homes are worth.  It's called a short sale as the bank have to agree to "short" the loan and accept less than they are owed.  The bank will review the borrowers financial information (tax returns, w-2's, bank statements, etc.) as well as a hardship letter detailing why the borrower is in the current situation and make a decision based on that information.  For primary residences, when the lenders accept the short sale they do not ask the borrower to sign a promissory note.  For secondary residences, the lender may ask the borrower to sign a promissory note but it depends on the borrower, lender, and the circumstances.
